   All reservations must be made by providing a credit card (Visa or Mastercard) and identification.   

   Clients without a credit card must pay for the entire stay within 5 days of making a reservation and payment must be received at least 7 days prior to arrival.  At check-in, a cash/debit security deposit will apply.  (This does not apply to reservations that require a 50% deposit).  

   Desired last-minute reservations w/out a credit card may be held as a courtesy, but are not final.  We will only "hold rooms" based on availability.  A reservation is not final w/out a credit card or full payment and we reserve the right to cancel any reservation that is not final.

  The Tropical Guest House will place a hold on your credit card for the entire stay, 10 days prior to your arrival date.  If a hold cannot be placed, we reserve the right to cancel the reservation.

Cancellations made with at least 72 hours notice are not subject to penalty.

Cancellations made with at least 48 hours notice: 25% of entire reservation charged.           

Cancellations made with at least 24 hours notice: 50% of entire reservation charged.                                              

Cancellations made with less than 24 hours notice: 100% of entire reservation charged.

    If the arrival date is less than one month from the day the reservation is made, the 50% deposit is due immediately and must be made by credit card (Visa or Mastercard*.  This will include a non-refundable “holding” fee, equal to 5% of the entire reservation. 

   If the arrival date is more than one month from the day the reservation is made, a non-refundable “holding” fee, equal to 7% of the entire reservation, is due immediately and must be made by credit card (Visa or Mastercard).  The “holding” fee is then deducted from the 50% deposit.**  The balance on the deposit is due one month prior to the arrival date and can be made by another payment method.*  

   If the arrival date is more than four months from the day the reservation is made, a non-refundable “holding” fee, equal to 10% of the entire reservation, is due immediately and must be made by credit card (Visa or Mastercard).  The “holding” fee is then deducted from the 50% deposit.**  The balance on the deposit is due one month prior to the arrival date and can be made by another payment method.*

**Date changes within the NO PENALTY period, will forfeit the “holding fee.”                                                                                                               

Cancellations made 7 days prior to arrival date are not subject to penalty.                                                                

Cancellations made 4-6 days prior to arrival date: 25% of entire reservation charged.                                              

Cancellations made 48-72 hours prior to arrival date: 50% of entire reservation charged.                                      

Cancellations made with at least 24 hours notice: 75% of entire reservation charged.                                               

Cancellations made with less than 24 hours notice: 100% of entire reservation charged. 

   Partial cancellations for all reservations are judged from initial arrival date.   Applicable penalties will be based only on the room/nights cancelled, not the entire reservation.
